The listing stays online for 30 days. Messages from interested buyers arrive in your private area.
What sets the price of a historic home
For a period home, the local price per square metre is only the starting point. These are the five things buyers weigh before asking for a viewing.
- 01
Location and setting
Area, views, access and amenities. For a historic residence the setting matters too: old town, village or countryside, and what you see from the windows.
- 02
Floor area and land
Gross floor area, outbuildings and annexes, park or farmland. State the floor area of each building: it is the first comparison a buyer makes.
- 03
Condition and period features
To renovate, renovated or preserved; condition of roofs and systems. Original ceilings, floors, fireplaces and frescoes are what make a historic home unique.
- 04
Heritage listing and papers
Any heritage listing must be disclosed (in Italy the State has a right of first refusal on the sale). Planning and land registry compliance in order avoid surprises at completion; the energy performance certificate (EPC) rating must be stated in the listing.
- 05
Running costs
Maintenance, heating, garden and property taxes: for large estates they weigh heavily on the buyer's decision. Stating them makes the listing more credible.
Put them in your listing, with photos and a floor plan: they are the first questions buyers will ask. See properties for sale →

Frequently asked questions
How much does a listing cost?
The Standard plan costs €49 for 30 days. You pay once per listing: no subscription and no agency commission on the sale.
When do I pay?
Only when you publish. Creating and saving the draft is free; the listing goes live after payment.
What happens after 30 days?
The listing is suspended. You can renew it from your private area without rewriting it.
How do buyers contact me?
They write to you from the listing page and you find their messages in your private area.
What if I sell the house before the listing expires?
Suspend the listing from your private area so you stop receiving requests.
How do I choose the price?
Compare similar properties for sale on OldHouse24 by area, size and condition, and go back over the five factors above. For a major residence, a valuation by a surveyor or a local agency gives you a solid benchmark.
Are you a real estate agency?
To list more properties there are agency plans, including automatic import from your property software. Request a quote and we will suggest the right plan.
